DSCR loans qualify on rental income, not your W-2. Fix & flip lenders credit your renovation experience. Bank statement loans use your actual deposits.
DSCR — Debt Service Coverage Ratio — measures whether a property's rent covers its mortgage. If the math works on the property, you qualify. Your W-2 is irrelevant.
A DSCR ≥ 1.0 means rent covers the mortgage. 1.25 means rent is 25% higher — a strong qualifying deal for most lenders.
